Please read the following carefully.
1. A non refundable deposit of 25% of the total cost is required to secure a booking
2. Balance is due at our home address, 10 Woodpack Ave, Newcastle upon Tyne NE16 5YY, 2 calendar months to the date, before the start of your holiday
3. Late payment of balance may result in your holiday being cancelled and offered to other clients, this includes cheques returned by your bank unpaid
4. Your accommodation will be available from 2pm on your arrival date and must be vacated no later than 10am on your departure date unless previously arranged and confirmed in writing by ourselves.
5. The maximum occupancy of this property is 4 persons + cot if requested, this must not be exceeded, or we may refuse entry on arrival
6. Damage to anything in or around the property must be reported to us immediately so that we can arrange rectification for our next guests, at our discretion we will expect damage or breakages to be paid for by the person/persons who made the booking
7. Any persons or pets causing noise or behaviour likely to cause annoyance to other residents will be asked to leave the premises immediately along with the rest of their party
8. Pets are only allowed at our discretion and must be declared when booking and will be shown on your confirmation form. We may refuse entry on arrival if not previously notified
9. Pets are not allowed in the bedrooms or on any furniture in the cottage. Muddy or wet pets must be cleaned and dried before being allowed upstairs. Pets must be kept under control and not be allowed to roam free in the courtyard outside the property
10. We accept no responsibility for holidays cancelled or curtailed for reasons beyond our control. This is strictly a no smoking establishment; no smoking is allowed in the building or downstairs with the front door open
11. The above" Terms & Conditions" should be read in conjunction with your "Confirmation of Booking" please check that all details are accurate. If you choose not to accept these terms & conditions you must inform us in writing within 7 days to claim a deposit refund. After that time it will be considered you have accepted and will be bound by these "Terms & Conditions".
